RENTAL CRITERIA

317 Homes LLC does not discriminate against any person based on race, color, religion, gender, national origin, familial status, or disability. 

Applicants must meet the following requirements to be automatically approved.  If you do not meet all of these requirements there are options that include increased deposits or adding a cosigner.

Application Fee: $45/applicant

 

Summary of requirements for auto-approval.

1. Verifiable combined gross income three times the monthly rent and six months with employer.

2. No felonies or certain criminal convictions within the last 7 years.

3. No evictions or eviction filings within the last 7 years.

3. Combined averaged credit score greater than 600.

4. Verified and acceptable leasing or home ownership history.

5. All applicants must be over the age of 18​​

Required Supportive Documentation 

1. Valid driver's license or other photo ID for each application submitted​​

2. Verifiable proof of income (2 months of paystubs or 2 years of tax returns if you’re self-employed and receive an IRS1099 Form)

3. Documentation to verify past two years of housing history.  This can include prior landlord contact + rental ledger or bank statements (showing payments), mortgage or property tax statement for owners.

4. Completed Pet Screening Profile (Required by all applicants after approval. Small yearly fee per pet. Free for non-pet owners)

In addition to credit history, leasing history, income, and criminal reports. Factors such as your move-in date, pets and your behavior and cooperation with our staff may also be considered in the application decision.
